D.R. Gordon Building recently completed a custom built duplex project at the beautiful Ballarat Golf Course Estate - Insignia. These cleverly designed and quality built homes, are a good example of what can be built on a reasonably small and narrow fronted block of land. By building to each side boundary with a common joined wall between a portion of the homes, it has allowed us to fit 2 x 4 bedroom homes onto these blocks with a frontage of 10.75mt wide and 28.0 mt long.

What is a duplex?

A duplex is a residential building containing two homes that share a common central wall.

Sometimes the pair of homes in the duplex will be owned and sold together if they exist on one land title. Sometimes separate titles exist so a duplex pair can be individually owned and sold.

Why buy a duplex?

Benefits of buying a well-positioned duplex are enormous for many types of buyers.

The biggest advantage is their price tag; compared to what you’d pay for a similarly located detached house. This is great news to first-home buyers, anyone on a moderate budget, or anyone wanting a low-maintenance lifestyle in a premium location.

Properties of this type are ideal for the ‘downsizer’, property investor and small families as they maintain generous sized bedroom and living areas. The functional low maintenance backyard is smaller than a home on a standard sized block would provide but much larger than a townhouse would have to offer.

The front façade of the homes have been designed with a modern, much grander entrance to provide them with more street presence to reduce the impact of such a narrow fronted block of land.
